Spring Cleaning: Roof Maintenance & Repairs

Spring is the season for getting your home in order, and that includes roof maintenance.

After the wet and windy winters Central Texas is known for, your roof is bound to need some attention. By doing annual inspections and preventative maintenance, you can avoid costly repairs down the road. You’ll also have peace of mind knowing that your roof is in tip-top shape.

This article tells you everything you need to know about conducting proper maintenance for your roof.

Start by Checking Your Gutters

The first step in a regular inspection is to check your roof’s gutters. In particular, you’ll want to make sure they’re not clogged with leaves and other debris that build up during winter storms.

When gutters are clogged, they’ll no longer be able to drain water adequately, which leads to extensive water damage in your home’s interior and exterior. The collected leaves and other materials can also invite critters and pests to take up residence. In extreme cases, the weight from clogged gutters can cause them to sag, become misshapen, or fall off.

As you check your gutters, it’s also important to look for granule loss from your shingles. This is an indication that your shingles are thinning, which puts the integrity of your roof in jeopardy.

Clear Away Debris and Cut Trees Back

Once you’re up on the roof (safely with a ladder, of course!), it’s time to clear away any debris that’s on the roof.

We recommend clearing leaves, pine needles, and other debris that has accumulated on your roof during the winter. This debris can be a haven for moisture and lead to mold and mildew. If left unchecked, this can lead to severe roof damage.

You should also cut away any limbs overhanging your roof because these branches put your roof at risk for future damage, especially in a storm or windy conditions.

Inspect Your Exterior Roofing Materials

A regular roof inspection also includes a thorough inspection of your entire roof. As you examine your roof’s exterior, look for signs of damage or anything that needs to be repaired. This includes the following:

Shingles: Loose, missing, or thinning shingles need to be repaired or replaced. Curled or separating shingles can also be problematic. Issues with your shingles tend to be the most obvious sign that your roof needs additional maintenance or repair work. Particularly, if you notice missing shingles, they should be replaced immediately to avoid creating a vulnerable, weak spot on your roof. Even one missing shingle is a danger.

Flashing: Roof flashing consists of metal material that diverts water from critical areas of your roof, including the chimney and skylights. Make sure the flashing is intact and not pulling away from the surface of your roof.

Decking: The wooden boards that frame your roof can also deteriorate over time. Shingles are installed on top of the decking, making this structure vital.

Seals around chimneys: There are various materials that seal the area around the chimney that are resistant to temperature fluctuations, moisture, and UV rays, but they need to be checked annually.

Evaluate Your Roof’s Structure From Your Attic

Once you’ve taken a look at your roof from the outside, it’s time to inspect your roof from inside the home. The place to do this is from inside your attic. Often, homeowners overlook this step because they don’t think about it, but it’s easy (and safe) to do.

We recommend looking for any areas where light creeps in. If you see even a single ray of light, it means there’s a hole somewhere, and it should be addressed immediately.

In addition to light sources, check for signs of mold and mildew, and do a sniff test to ensure that no strange or suspicious odors are coming from anywhere in the attic. If you do identify an issue, contact a roofing professional to take a closer look to diagnose the problem.
